Warwick Grove Shows Off Innovation
New neighborhood uses PATH-recommended technologies, techniques
Warwick, NY - The Partnership for Advancing Technology in Housing (PATH) celebrated the opening of Warwick Grove on Friday, May 13. For residents age 55 and older, Warwick Grove features 215 units on a 130-acre wooded site nestled between County Route 17-A and Forester Avenue. The developer is Warwick Grove Company, LLC, an affiliate of LeylandAlliance LLC and Tarragon Corporation.
[IMAGE: Warwick Grove Shows Off Innovation] PATH provided technical assistance on the project, including consultation with the HVAC contractors, the insulation contractor, and the project architect to discuss vented versus unvented crawl spaces, and insulating the crawl space walls rather than the floor. This approach placed the HVAC equipment within a semi-conditioned space. Conditioning an unvented crawl space increases energy efficiency and savings for homeowners without increasing costs for builders, since an insulated crawl space will eliminate the need to insulate the floor.
Other PATH-recommended technologies in the Warwick Grove project include tankless water heaters, spectrally selective low-e windows, programmable thermostats, direct-vent condensing and 92-percent annual fuel utilization efficiency (AFUE) furnaces, fiber-cement siding, and properly sized HVAC systems using Air Conditioning Contractors Association specifications.
Warwick Grove also uses Traditional Neighborhood Design (TND), which emphasizes human scale, a lively mix of uses and pedestrian-friendly atmosphere, and typically features a town center, a variety of housing and interconnected street networks. In contrast to automobile-dependent suburbs, TND communities are compact and walkable.
