Eaton Row Opens for New Homeowners
Innovation featured in affordable, single-family residences
NEW HAVEN, CT - The Partnership for Advancing Technology in Housing (PATH) and the U.S. Department of Housing and Urban Development (HUD) celebrated the grand opening of the Eaton Row residential development on Friday, May 6 in the city's Dixwell neighborhood. Half of the 27 new single-family, three- and four-bedroom residences will be priced for lower income families. The ribbon cutting ceremony included HUD Community Planning and Development Field Office Director Mary Ellen Morgan, New Haven Mayor John DeStefano and officials from the New Haven Housing Authority, the Affordable Housing Development Corporation and the Jonathan Rose Companies.
"HUD and PATH are proud to partner with the City of New Haven Housing Authority and the Affordable Housing Development Corporation in the Eaton Row revitalization," Morgan said. "This project creates 27 affordable hybrid-modular homes for first-time homebuyers. These innovative homes were built to be durable and energy-efficient; but they also were designed with traditional features to help blend into the existing neighborhood."
All of the units are comprised of four factory-built modules, which ensured a quick and reliable construction process. Garages, porches, and decks were then built on site. Modular housing is just one of the many PATH-promoted innovations in the Eaton Row project. The homes also feature compact heating and cooling distribution, programmable thermostats, fiber-cement siding, low-flow plumbing fixtures, and recycled content carpet.
Furthermore, the developer and architect worked with The United Illuminating Company's Conservation and Load Management ENERGY STAR Homes team to maximize the homes' energy efficiency. The level of insulation in the walls and roof exceeds standard home specifications. These measures will reduce long-term housing costs by lowering the energy bills and create healthy environments for the new homeowners.
